HACIENDA WITH 2,431 ACRES IN TEKAX

ID: TY-006409

Tierra Yucatán presents an exceptional opportunity to acquire a historic former sugarcane and cattle hacienda located approximately 2 hours and 45 minutes from Mérida, in the southern region of Yucatán. The property consists of two adjacent ranches, held under two separate titles by the same family and offered for sale together, totaling approximately 984 productive hectares.

With its historical heritage, operating agricultural infrastructure, available labor, and significant expansion potential, the property is well suited for cattle ranching, agriculture, agroforestry, beekeeping, ecotourism, hospitality, or rural development.

Location and Access:

The hacienda is located next to the community of Becanchén, in the southern region of Yucatán and near Tekax, a designated Pueblo Mágico. It has direct access from the highway through a wide, well-built road that is generally in good condition, although portions of the route are unpaved and rocky. The road leads directly to both adjoining parcels, which function as one integrated property.

The hacienda is situated on a gently elevated natural area with a broad, relatively flat surface. This topography provides privacy, attractive views of the surrounding landscape, and suitable areas for livestock, cultivation, infrastructure, and future development.

Land and Agricultural Potential:

Approximately 300 hectares are currently cleared, primarily in the area of San José Ucil, and are used for cattle grazing. Two or three varieties of grass have been planted, and the owner performs annual vegetation-control work to maintain the cleared areas.

The remaining land includes natural woodland, seasonal wetlands, elevated areas, and flat zones suitable for agricultural or infrastructure development. The soil includes Kancab, Calché, and Cacalum, which are highly regarded for agricultural and livestock use. Lemon, orange, and tangerine trees grow naturally on the property, while cedar and mahogany trees planted in recent years provide shade and enhance the landscape.

The property also contains two natural waterholes that fill during the rainy season and provide an additional seasonal water reserve.

Water and Energy Infrastructure:

The property has a deep well approximately 120 to 160 meters deep, equipped with a pump installed less than one year ago, recently installed piping, and a constant water supply.

The energy system includes a generator and solar panels, with room for future expansion. Approved plans for the installation of a CFE electrical pole are also in place for those who prefer a conventional power connection.

Ranch Operations and Livestock:

The ranch is operational and includes six main livestock corrals, twelve smaller paddocks, six horse stalls currently in use, and an additional six stalls suitable for renovation and expansion. The property also includes stables, riding areas, a designated horse-bathing area, water troughs, feeding troughs, and internal divisions renovated within the last three years.

The current livestock includes approximately:

- 30 head of cattle
- 8 horses
- 10 piglets
- Approximately 30 poultry
- Rabbits
- 20 active beehives under the care of a dedicated beekeeper
- Fish, including carp, in the property’s ponds

The infrastructure allows for considerable expansion. In previous years, the ranch supported as many as 400 head of cattle and more than 50 beehives.

Historic Hacienda and Machinery

The hacienda was restored in 1993 and preserves an important collection of historical machinery and agricultural relics associated with its former sugarcane operation. These include a traditional sugarcane mill, an antique Yucatecan truck, vintage cargo and passenger trucks, rails, period tools, and other agricultural implements. Although the historical machinery is no longer operational, it contributes significant character, authenticity, and heritage value to the property.

The property also includes two machinery and tractor sheds. Equipment includes one Komatsu tractor and two John Deere tractors, one large and one small. The Komatsu and one John Deere tractor are currently operational, while the remaining equipment requires minor maintenance.

Residential Area and Buildings:

The residential and service area comprises approximately 650 square meters of construction.

The main hacienda-style residence includes:

- Spacious living and dining areas
- Kitchen with a traditional coal-fired hearth
- Gas stove and refrigerator
- Master bedroom
- Two additional bedrooms
- Full bathroom

A secondary building serves as a work and service area and includes five spaces currently used as a saddle-storage room, chainsaw-storage room, two bedrooms, an office, and a workers’ kitchen. Several additional staff residences are also located on the property and require maintenance.

The hacienda has existing personnel and infrastructure to support its continued operation and maintenance.

Legal Status and Ownership:

Both ranches are privately owned, enclosed by perimeter fencing, and offered free of liens and legal complications. The two adjacent properties are held under separate titles belonging to the same family and are being sold together as one combined estate. Property taxes are up to date.

Investment Potential:

With approximately 984 hectares, existing ranch infrastructure, water resources, cleared pastureland, historical buildings and machinery, and proximity to Becanchén and Tekax, this property offers a rare opportunity to acquire an operating rural estate with multiple development possibilities.

Potential uses include:

- Cattle ranching and livestock production
- Agricultural cultivation
- Agroforestry and reforestation
- Beekeeping and honey production
- Equestrian activities
- Ecotourism and rural tourism
- Boutique hospitality or wellness development
- Agricultural, cultural, or heritage tourism
